Listing a property with an agent is a way to avoid foreclosure. The agent would understand the current real estate market and list the house appropriately. The agent will also help to manage all the showings, contracts, and walk the homeowner through the title process.

If the property is in good condition, working with an agent might be the right choice. Working with an agent would not be the proper choice if the house needs a lot of repair, updating, or a very heavy cleaning. Working with an agent might also not be ideal if the homeowner is still looking at other options. Once a seller signs a listing agreement with an agent, they are bound to that listing agreement for typically 3 to 6 months. The foreclosure timeline in Arizona is only 3 months. If the agent is unable to sell the house, the homeowner may be out of luck. Also, if someone approaches a homeowner to buy the property and it is listed with the agent, the agent’s commission and closing costs are traditionally paid by the seller.
