A Beneficiary Deed is a deed that can be filed at the recorders office before passing. This deed names who takes ownership over the property upon the owner’s death. This deed handles the property without the cost of probate or putting the property into a trust.

Upon the owner’s death, who ever is named in the beneficiary deed only needs to file the death certificate to take ownership of the property. This makes the transfer of the property much easier and ensures the property goes to the person the former owner chooses.
